An intimate stay with family or friends infused with the light-hearted luxury of a Tuscan farmhouse. The entire property can host up to 12 guests: 10 beds in the five bedrooms of the villa and 2 beds in the independent apartment, the Barn. It is also possible to add two baby cribs and three extra beds for children or adults.

*Services such as the use of the kitchen in the villa, the use of washing machines in the laundry room and the use of the barbecue area are included exclusively in the rental offer for the entire villa and are excluded from the room rental offer. Daily cleaning of the villa for exclusive use is carried out every day except Sunday.

**The costs for using air conditioning are excluded from the rental offer for exclusive use. Consumption will be calculated from check-in to check-out. We will indicate the cost per kWh and we will examine together the data relating to the consumption of air conditioners only.

Internal regulation and useful information.     

• We comply with all the new anti Covid19 hygiene and safety measures that are in compliance with the current directives of the World Health Organization and national / regional government and health authorities.

• Smoking inside the house is not allowed.

• Check-in & check-out: Check-in from 4 pm to 7 pm. In case of delays or advances, the customers or the agency are kindly asked to communicate it in order to ensure a proper reception. Check-out by 10.30 am.

• We inform you that the tourist tax is not included in the cost of the reservation. Each guest will pay the tourist tax of 1,50 euro for each overnight stay up to a maximum of 14 nights, even non-consecutive, from March 15th to October 15th. Children under the age of 14 are exempt.

• For the exclusive use reservations we require a deposit of 30% of the total as a confirmatory deposit in order to guarantee the reservation. The deposit can be paid by bank transfer or can be taken as a pre-authorization on credit card. The deposit is not refundable. We require a miminum stay.

• ​Cancellation policies are variable and verifiable at the time of booking on our online reception. There are multiple policies and they vary according to the selected periods and products.
Default Policy: You can cancel your reservation 3 days before the arrival date without paying the penalty of one night.
High Policy: if you cancel this booking less than 15 days in advance, you will be subject to a penalty of 50% of the reservation; if you cancel this booking less than 3 days in advance you will be subject to a penalty of 100% of the reservation.
Villa Policy: if you cancel this booking less than 15 days in advance, you will be subject to a penalty of 50% of the reservation; if you cancel this booking less than 3 days in advance you will be subject to a penalty of 100% of the reservation.
